The rest of the cottage includes a bathroom, a cloakroom, a kitchen with dining area and a sitting room. Outside, there is roadside parking available on a first come, first served basis, and an enclosed courtyard garden. Kirkby House is ideally-situated to enjoy all of the delights of this fantastic seaside town, and the surrounding beauty of the North York Moors National Park.

The nearest pub is only 2 min walk away and the shops 5 min away. There is a Co-Op on the other side of the river approx 10 min away. Beach 10 mins walk. Note: This property is accessed by a cobbled slope and 15 steps down from The Ropery or 48 steps up from Church Street. Note: The cottage is in a residential area. Please respect the neighbours if you are sitting out at night and keep the noise to a minimum after 10pm.

Winter Short Breaks (WSB) are available at many properties in the "Winter" period - subject to availability. Extra nights are charged pro rata of the weekly rental.

Off Season Breaks (OSB) are available at many properties in parts of the "Low" and "Mid" periods - subject to availability. The price for a 3 night break is either 75% of the normal weekly rental or, if it is higher, the quoted Winter Short Break price. Extra nights are charged pro rata of the weekly rental. OSBs can be booked within a calendar month of the start date of the holiday.

"Last Minute Breaks" (LMB) are available at most properties throughout the "LOW", "MID", "HIGH", "PEAK", "XMAS" and "NEW YEAR" periods. The price for a 3 night break is either 65% of the normal weekly rental or, if it is higher, the quoted Winter Short Break price. Extra nights are charged pro rata of the weekly rental. LMBs can be booked within one week of the start date of the holiday.
