Orchard Cottage in Outgate, Cumbria, sleeps eight guests in four bedrooms.  The living areas in this property consist of a kitchen/diner with a Range oven, gas hob, fridge/freezer, dishwasher, and coffee maker, a utility with washing machine, tumble dryer, and wine cooler, a conservatory, and a sitting room with Smart TV and woodburning stove. The bedrooms consist of two super-king-size rooms with en-suites, a king-size, and a twin, along with a shower room and a bathroom. Outside there is a rear multi-level garden with lawn, several patios, furniture, and a fenced pond, and private off-road parking for four cars. One well-behaved dog welcomed, but sorry, no smoking. Fibre broadband, WLAN WiFi, fuel, power, bed linen and towels are all included in the price. You'll find a shop in 1.2 miles and a pub in 0.1 miles. Orchard Cottage is the ideal base for a large group break to Cumbria. Cot and highchair available. Note: Children must be supervised at all times in the garden. Note: There are steps to the interior and exterior of the property. Note: Bedrooms 3 and 4 have sloped floors, due to the age of the property. Note: Dogs must be kept on lead due to nearby livestock. Winter Short Breaks (WSB) are available at many properties in the "Winter" period - subject to availability. Extra nights are charged pro rata of the weekly rental.

Off Season Breaks (OSB) are available at many properties in parts of the "Low" and "Mid" periods - subject to availability. The price for a 3 night break is either 75% of the normal weekly rental or, if it is higher, the quoted Winter Short Break price. Extra nights are charged pro rata of the weekly rental. OSBs can be booked within a calendar month of the start date of the holiday.

"Last Minute Breaks" (LMB) are available at most properties throughout the "LOW", "MID", "HIGH", "PEAK", "XMAS" and "NEW YEAR" periods. The price for a 3 night break is either 65% of the normal weekly rental or, if it is higher, the quoted Winter Short Break price. Extra nights are charged pro rata of the weekly rental. LMBs can be booked within one week of the start date of the holiday.
