Inside you will also find a ground floor cloakroom, first floor kitchen/diner, a ground floor kitchen with breakfast island, utility, sitting room with woodburning stove, mezzanine sitting room with balcony, and a conservatory/dining area. To the outside is off-road parking for five cars, and a garden with lawn, patio, decking, furniture, hot tub, barbecue and sauna.

Note: Busy road outside, minimal traffic noise may be heard. Check in at Eden Mill is from 4pm. Check out time is 9am and it is imperative that this is adhered to, due to the turn around for next guests - if this is not adhered to then we reserve the right to charge the £400 Good-housekeeping Bond. From 27/1/2022 some of the utility needs of the property are met by a provider who sources their energies from renewable sources and is carbon neutral, this process will be completed by around the middle of 2022. All waste is already collected, then checked and separated by our waste disposal provider and the highest degree of recycling is thus assured. Charging of electric vehicles (including bikes) is not permitted at this property, if electric charging is detected a charge of £100 will be deducted from the bond. Please note:This property does not accept stag or hen parties. Please note: There is an 11 pm curfew at this property after which time all guests must stop using the hot tub and strictly observe the hours of rest and not cause any form of disturbance to neighbours.Guests found to be in breach of these rules will be asked to leave the property with no refund given.

Winter Short Breaks (WSB) are available at many properties in the "Winter" period - subject to availability. Extra nights are charged pro rata of the weekly rental.

Off Season Breaks (OSB) are available at many properties in parts of the "Low" and "Mid" periods - subject to availability. The price for a 3 night break is either 75% of the normal weekly rental or, if it is higher, the quoted Winter Short Break price. Extra nights are charged pro rata of the weekly rental. OSBs can be booked within a calendar month of the start date of the holiday.

"Last Minute Breaks" (LMB) are available at most properties throughout the "LOW", "MID", "HIGH", "PEAK", "XMAS" and "NEW YEAR" periods. The price for a 3 night break is either 65% of the normal weekly rental or, if it is higher, the quoted Winter Short Break price. Extra nights are charged pro rata of the weekly rental. LMBs can be booked within one week of the start date of the holiday.
