Upcott Farm near Morchard Bishop, Devon, sleeps eight in four bedrooms with a hot tub. The open-plan living space houses an electric oven and induction hob, combi microwave/oven, SMEG fridge/freezer, dishwasher, Smart TV, woodburning stove and dining area, whilst the utility has a washing machine and tumble dryer and there is a snug room with Smart TV and woodburning stove. The bedrooms include a king-size with en-suite bathroom, two doubles and a twin with en-suite shower. To the outside is a lawned garden patio with furniture, hot tub and ample off-road parking. Within 1.3 miles there is a shop and pub. WiFi, fuel, power, starter pack for woodburning stoves, bed linen and towels are included in rent and please note two well-behaved dogs welcome (with a charge of £25 for the 2nd dog) but there is no smoking. Escape to Upcott Farm for a wonderful base in Devon. Note: Steep drops in the garden, please supervise children outdoors. Note: Beyond the garden there is a wild meadow and orchard which guests are welcome to use. Note: the garden is surrounded with stock fencing but is not otherwise enclosed: please keep a close eye on dogs. Note: The ground floor bedroom includes the boiler (housed in a cupboard) and associated sounds can be heard within the room. Note: The Aga in the kitchen is not suitable for cooking.

Winter Short Breaks (WSB) are available at many properties in the "Winter" period - subject to availability. Extra nights are charged pro rata of the weekly rental.

Off Season Breaks (OSB) are available at many properties in parts of the "Low" and "Mid" periods - subject to availability. The price for a 3 night break is either 75% of the normal weekly rental or, if it is higher, the quoted Winter Short Break price. Extra nights are charged pro rata of the weekly rental. OSBs can be booked within a calendar month of the start date of the holiday.

"Last Minute Breaks" (LMB) are available at most properties throughout the "LOW", "MID", "HIGH", "PEAK", "XMAS" and "NEW YEAR" periods. The price for a 3 night break is either 65% of the normal weekly rental or, if it is higher, the quoted Winter Short Break price. Extra nights are charged pro rata of the weekly rental. LMBs can be booked within one week of the start date of the holiday.
